The case

Most amenities cost money. This one pays.

Every amenity on your community's feature list came out of a budget. The dog wash, the package lockers, the coffee bar in the clubhouse — each one was a capital decision that had to be justified against rent lift or retention.

Vending is unusual in that it runs the other direction. The equipment is ours, the stocking is ours, the maintenance is ours, and the community receives a share of sales. It is one of the few things you can add to a leasing tour that has negative cost.

That does not make it a headline amenity. Nobody signs a lease because of a vending machine. But it is a real convenience residents use, it fills an obvious gap in communities that are not walking distance from a store, and it costs you nothing to find out whether it works.

The resident view

What residents actually use it for.

  • The late-night run they would rather not make. Pain relief at 1am, a phone charger the night before a flight, laundry pods on a Sunday. The alternative is a drive.
  • Post-workout, on the way back from the gym. Electrolytes and protein sell reliably in communities where the machine sits near the fitness room.
  • Package pickup impulse. A resident collecting a delivery is already standing there. Mail rooms are consistently among the strongest placements.
  • Guests and visitors. Pool decks and clubhouses during events, especially in communities that host resident functions.
  • Students, constantly. Student housing has the highest transaction frequency of any residential property type we place into.

Placement

Where the machine should go.

Residential placement lives or dies on daily foot traffic. The right spot is wherever residents already walk without deciding to — not wherever there happens to be spare floor.

Mail & package room

Our strongest residential placement in most communities. Residents visit several times a week, they are stationary while retrieving packages, and the room is usually access-controlled and covered by cameras.

Fitness center

High intent and a clear product story — hydration, electrolytes, protein, recovery. Works best when the machine is visible from the equipment floor rather than tucked in an entry hallway.

Clubhouse & pool deck

Seasonal but strong in Southern California, where pool use runs most of the year. Cold beverages dominate; sunscreen and pool items sell through the summer.

A note on smaller communities

Communities above roughly 100 units with a real amenity space are the most reliable fit. Below that, it depends less on unit count than on whether the machine can sit somewhere residents pass daily. A 60-unit building with a busy mail room can outperform a 200-unit community where the only available spot is a back corridor nobody walks.

Luxury & mid-rise multifamily

Amenity-rich communities where residents already expect on-site convenience, and where a dated machine would clash with the finish level. Presentation matters here as much as product.

Student housing

The highest transaction volume of any residential type. Late hours, dense population, and residents without cars make on-site availability genuinely valuable.

Senior living

Convenience matters most where mobility is limited. Product mix skews toward everyday essentials and familiar brands rather than energy drinks, and clear labeling and easy reach are part of the spec.

What does this cost the community?
Nothing. We buy the machine, deliver it, install it, stock it, insure it, and service it. No purchase, no lease, no monthly fee. You provide the floor space and a standard outlet.
How many units do we need?
There is no hard minimum. Communities above roughly 100 units with a shared amenity space are the most consistent performers, but a smaller community with a high-traffic mail room can do just as well. We would rather assess your actual layout than apply a unit-count rule.
What about vandalism or theft?
In access-controlled amenity spaces it is uncommon. The machines are fully cashless, so there is no cash box to break into — which removes the main motive. Any damage repair is our expense, not yours.
Does our on-site team have to manage it?
No. We stock it, service it, and handle refunds directly with residents. Your leasing and maintenance staff get a contact number and otherwise have nothing to do with it. No keys, no float, no restocking.
Can we choose what goes in it?
Yes, within reason. We build the initial mix around your resident profile and adjust monthly based on what actually sells. If you want something specific stocked — or something specific kept out — tell us and we will work with it.
What if residents do not use it?
We adjust the product mix first, using real sales data rather than guesswork. If it still is not working, we remove the machine at our expense and repair any wall or floor surface. You are not stuck with an unused machine in your clubhouse.
